SWIETELSKY Environmental Technology supports one of the largest urban district projects in Germany
09.10.2025On the site of the former Bayernkaserne in northern Munich, the new Neufreimann urban district is currently being developed – a future project that sets standards in sustainable urban development.
The area covers around 50 hectares and is one of the largest urban development areas in Germany. By 2030–2032, 5,500 apartments for around 15,000 people are to be built here. The district will be complemented by schools, daycare centers, sports facilities, green spaces, and a modern mobility concept with trams, bike paths, and pedestrian walkways.
Sustainability as a guiding principle
The project is funded as a National Urban Development Project and follows a comprehensive sustainability strategy. The goal is a near zero-waste development, where as many materials as possible are processed and reused on-site.
A special feature of the project is the clean demolition: construction materials are collected separately, recycled, and directly reused for new construction phases. So far, around 755,000 tons of demolition material have been processed and reused as recycling concrete or substrates.
Through this consistent circular principle, 90,000 truck trips – equivalent to about 80 circumnavigations of the Earth – have already been saved. Innovative methods such as CO₂ storage in recycling concrete are also being tested and contribute actively to climate protection. Furthermore, the project avoids the use of about 1,300 tons of new concrete through upcycling.
The SWIETELSKY Environmental Technology is responsible for the disposal of around 120,000 tons of material. Under the leadership of Philipp Schubert and his team, more than 15 partner companies are coordinated for the removal, loading, and acceptance of the material. Attention is paid to short transport routes, the sustainability standards of the acceptance points are strictly checked, and in cases of non-recyclability on-site, efforts are always made to ensure that the material is redirected to meaningful recycling as much as possible.
A model for the future
The Neufreimann urban district combines ecological, social, and economic goals in an integrated approach. A consortium development process ensures citizen participation and transparency – from planning to implementation.
With durable buildings, short transport routes, and a focus on resource conservation, Neufreimann is considered a model project for sustainable district development in Germany – demonstrating how the construction industry can actively contribute to climate protection.
